Walnut Creek Foreclosure Filings: May 2010 – May 2011

Commentary:
As you can see from the chart below, Walnut Creek has experienced a fairly steady flow of Notices of Default and Notice of Sale filings during the past year. There was a rather significant drop in the N.O.D. filings for May 2011 compared to April 2011 and in the year-over-year numbers as well. Trustee Sale notices looks to be within the 12 month historical range.

Commentary:
It looks like a horse race between properties that went back to the lender through a Trustee Sale and cancellations. I believe cancellations will continue to run strong, as lenders strengthen their short sale processing systems. Banks will cancel a trustee sale when they know they have a solid short sale contract.
